An existing facility being repurposed. The technical reality of the building, not the redevelopment ambition, sets what's possible. We led the assessment that defined the boundary between the two.

Overview

XCN supported the technical assessment and redevelopment strategy of an existing facility being repurposed into a high-performance technical infrastructure environment. The work focused on understanding what the existing site and building could actually accommodate, and where redevelopment would need to work around, rather than against, those constraints.

The output gave the client a clear, coordinated view of structural, civil, architectural and MEP suitability, enabling informed decisions on redevelopment scope, capital allocation and risk-acceptance before committing to detailed design.

Scope of Services

Five workstreams covering technical due diligence, coordination and redevelopment-strategy support:

01
Specialist Technical Advisory.
Lead advisory across structural, civil, architectural and MEP suitability for the proposed redevelopment use.
02
Design Management.
Coordination of multi-discipline assessment inputs, programme alignment and stakeholder reviews.
03
Civil / Structural / Architectural Coordination.
Coordinated CSA assessment focused on capacity, condition and integration risk for technical conversion.
04
Engineering Assessment.
MEP assessment, infrastructure capacity review and constraint mapping against redevelopment requirements.
05
Site & Infrastructure Review.
External infrastructure, utilities and site-level review supporting the redevelopment strategy.

Key Involvement

01
Reviewed existing facility conditions and technical constraints, establishing the structural, civil and MEP baseline against which redevelopment could be assessed.
02
Assessed structural and infrastructure suitability for redevelopment, identifying where existing capacity was adequate, where strengthening was needed, and where redevelopment was not viable.
03
Identified design risks, technical gaps and optimisation opportunities, enabling informed redevelopment scope decisions before commitment to detailed design.
04
Identified design risks, technical gaps and optimisation opportunities, enabling informed redevelopment scope decisions before commitment to detailed design.

Outcome

What changed

A coordinated technical due diligence package, covering structural, civil, architectural and MEP suitability, that allowed the client to define redevelopment scope, allocate capital and accept residual risk with a clear, evidence-based view of what the existing facility could and could not support.
